How to manage a dynamic estate with multiple stakeholders

PROJECT BACKGROUND

Eden Beach Estate is a flagship development by Satterley Property Group (Satterley). The estate is located alongside the Jindalee Beach, approximately 40km from Perth, Western Australia and features access to the beach, landscaped parks and conservation areas, overlooking the Indian Ocean.

Planning and programming a multi-million-dollar, multi-year land development such as Eden Beach Estate, requires meticulous survey detail from concept to release of the land titles.

Prior to commencing the project, environmental consultants, town planners, engineering consultants, government authorities and marketing teams required detailed plans of the existing site and proposed development.

Satterley engaged MNG to provide the required accurate, detailed, up-to-date surveys of the site and surrounding areas.

CHALLENGES

There are over 1,250 lots across the 110ha site. Maximising the lot yield and balancing community areas across the site, was crucial to the financial viability of the project. To achieve this, changes from the initial design occurred and this required survey information for the different land parcels (including lots, roads, easements, and open spaces), to be recomputed, and plans to be updated and reissued.

Ensuring all stakeholders were issued with the latest plans for design, construction and sales was imperative but challenging, due to the number and variety of stakeholders, and several reiterations.

SOLUTIONS

MNG collaborated with Cossill and Webley Consulting Engineers, CLE Town Planning and Design, and Epcad Landscape Architects to deliver over 50 stages of Eden Beach Estate.

To ensure all stakeholders were working with the most up-to-date information, MNG Access was used as a central depository for all plans.

MNG required all details relating to lots and land parcels for the final titles, and any amendments made needed to be reflected in the survey plans.

Satterley also engaged MNG to prepare sales plans for the estate as a resource for prospective buyers. These sales plans included lot dimensions and outlined where retaining walls, power domes, light poles, water meters and driveways would be located.

OUTCOMES

Satterley has worked with MNG for over 15 years on the Eden Beach Estate. In this time, MNG has created over 50 survey and sales plans for 1,250 land titles.
In addition, over 100 “as-constructed” plans for Water Corporation Western Australia and the local council (the City of Wanneroo), have been submitted to support the estate.

MNG continues to support the ongoing development of this estate, with listing street names within Google Maps and adding panoramic imagery to Google StreetView.

The integrity of core data to provide accurate up-to-date information is essential to the success of Eden Beach Estate.
